We build in buildings that are still in use.

That’s not a specialty we added. It’s most of what we do, and it’s why our process looks the way it does. Where a project needs sitework (grading, utilities, drainage, paving), we carry that too.

Tenant Improvements

Office, medical, and retail interiors. You have a tenant with a spec and a landlord with a schedule, and the two have to meet.

At Cal State Dominguez Hills we built an esports gaming room on the second floor of a working university library, and the library stayed open. A library is the hardest version of an office floor: everyone in it is trying to concentrate.

We build to the drawings, hold the date, and keep the neighbors on the floor above from finding out.

Occupied Renovations

Renovation and modernization in buildings that never close. Work phased by area, sealed off from the people still using the space, and communicated before it happens rather than explained afterward. We’ve rebuilt fire stations from the apparatus bay to the kitchen with the crew still living in the building, and the station still answering calls.

Public Facility Work

Fire stations, airports, campuses, civic buildings. Public work is inspected end to end, special inspection, testing, submittals, sign-offs, a paper trail for every decision. Two decades of it has made that process our habit rather than our overhead.

We’ve relocated TSA security checkpoints at two live airports. Whatever can’t stop in your building, we’ve probably worked around something harder.

Parking Structure Restoration

Post-tension repair and concrete spall repair, railings, striping. This is specialized work: post-tension and spall repair are not standard building-contractor scope, and most GCs sub it out or pass.

Preconstruction & Conceptual Budgeting

Before there’s a drawing set, there’s a question: what is this going to cost? We’ll give you a number you can take to an owner or a board, from a full set, or from a walk-through and a sketch.
