Commercial property owners & managers
Your building has tenants in it, and they signed a lease that didn’t mention construction. The job is to get the work done without your phone ringing.
We’ve renovated the living quarters of a fire station while the crew was still sleeping in it and the engines were still rolling. An occupied office is a quieter version of the same problem.
And when the answer is to move a tenant rather than work around them, we’ve done that too: at Palm Springs we built secured airline offices inside the airport’s air operations area so the airlines could vacate their old space, freeing it for the terminal’s next expansion. Flights arrived and departed alongside the work.
Healthcare
Clinical and research environments are inspected, regulated, and unforgiving of improvisation.
At Ventura County Medical Center we built the Ronald McDonald Family Rooms: new finishes, lighting and mechanical, relocated plumbing, modifications to the fire sprinkler and fire alarm systems, and a re-roof. Parts of the hospital were operating, so the job fell under OSHPD (California’s hospital regulator) and was inspected as hospital construction, not commercial construction.
At UCLA, we built a new research lab inside a building that never paused, working the corridors and the labs next door while regulated research kept running in the rooms around us.
And for Los Angeles County, we converted existing county property into coroner’s offices and new medical examination space in the High Desert.
Corporate & multi-site facilities
The question isn’t who builds one job well. It’s whether you want one contractor who already knows your portfolio, or a new one every time.
One contract across the portfolio, not one per building.
The City of Palm Springs handed us eight of their buildings under a single contract: the public library, three fire stations, the community center, the animal shelter, the police department, and fleet operations. Every one of them stayed open while we worked. They have hired us four times in six years.
We’ve run multi-site contracts for school districts on the same basis, security upgrades and restroom renovations across Riverside Unified’s campuses.
Industrial & logistics
We’ve renovated the box. We stripped and repoured the concrete floor across an entire warehouse and set the tracks for its storage system into the new slab.
And when the work is in the part of the facility your people occupy, the offices, breakrooms, locker rooms and restrooms, it gets rebuilt while the building keeps running. That’s the exact scope we’re delivering right now inside a working airport: relocated staff space, breakrooms, mother rooms and restrooms, with the facility operating the entire time.
