Project Delivery Methods
There are different Project Delivery Methods and approaches that each have their own cons and pros that allow for the successful completion on time, on budget, and as designed.
Three Phased Approach
For most common Project Delivery Methods, there are three phases in which you can still expect the same quality of service from CALTEC℠.
Prior to the start of construction, CALTEC℠ coordinates document processing that includes shop drawings, a materials list, and a work schedule, all included in our project submittals. We obtain all necessary permits and identifies necessary inspections required for the project. Part of our pre-construction process is to coordinate General Requirements and address logistic issues such as Temporary Construction Facilities, Fencing, Power, Water, and Sanitation Stations. We also prepare and issue necessary correspondence to resolve any potential issues we find.
Mobilization kicks off the Construction phase. Standard work phases and milestones are scheduled prior to construction kick-off. They include hazardous material abatement and removal, demolition, framing, rough MEP systems, fire life, and safety systems, followed by finishes are installed during this phase.
Once the Construction phase is completed, routine testing and final clean-up activities take place during which lead to Substantial Completion status. Upon Substantial Completion, we provide any spare parts, turn-over items, record drawings, operation and maintenance manuals, chlorination of drinkable plumbing system, training of end-user, and guarantees are submitted to the owner’s representative. Our stellar labor and material warranty goes into effect from the date of Substantial Completion.
